New Mexico Ranch & Farmland Conservation Strategy

Rio Hondo on ValdezLand.We at The Conservation Group, LLC, have developed an evaluation method which, applied to New Mexico ranch and farm land, has pinpointed a number of investment properties which have significant profit potential.

Our approach is based on (1) a careful appraisal of each property, with due regard to its unique attributes and the attributes of its surroundings; (2) evaluation of the tax benefit to be derived from creating a conservation easement on the property, donating it to a land trust, and using the value of that donation to offset the buyer's federal and state tax liability; (3) re-appraising the property with the conservation easement in place to establish its market value; and (4) realizing the remaining value of the property by holding it for appreciation, developing it, selling it, etc.

An example of this approach is the "ValdezLand" property, whose current list price of 3.7 million dollars reflects a certain view of its value. As a result of our study of this land, we are confident that the actual value is more on the order of 10 million dollars, based on a careful review of the topographic features, viewscapes, and privacy potential of the property, which reveals a different and more valuable set of properties to be used as comparables in computing value.

EcoRealty, the brokerage firm representing ValdezLand in collaboration with The Conservation Group, has ordered an appraisal to confirm our analysis, and offers the property for sale at the current list price contingent on the appraisal verifying the larger value figure.

A buyer with a sufficiently large adjusted gross income may well realize in the year following purchase of the property a tax benefit approaching the cost of the property.
